EPDM Flat Roof & Rubber Roofing — North East

EPDM is the rubber membrane that revolutionised small-area flat roofing — installed in a single piece across a typical garage or extension, with no seams to fail. Properly bonded with the right adhesive and finished with quality trims, it routinely lasts 25–30+ years.

  • Single-piece membranes — no field seams on most domestic jobs
  • Garage, extension, dormer and bay roofs
  • Fully-bonded and contact-adhesive systems
  • Aluminium trims and proper upstand detail
  • Manufacturer-backed guarantees
  • Honest substrate prep — rotten timber replaced before laying

Where EPDM is genuinely the right answer

EPDM is excellent for small to medium flat areas with simple geometry — typical domestic garage, single-storey extension, flat dormer. For complex shapes, upstands, multiple penetrations or commercial-scale areas we'd usually steer to liquid or single-ply instead.

On coastal North East jobs (Sunderland, South Shields, Whitley Bay) we default to aluminium trims and stainless fixings — mild steel trims will rust within a couple of winters this close to the sea.

What rubber roofing is used for

EPDM is a synthetic rubber membrane. On houses it is used mostly on garages, single-storey extensions, dormers and bay roofs, and it also suits sheds and outbuildings where a simple, long-lasting covering is wanted. Because it stays flexible in cold weather, it copes well with the movement of a timber deck.

It is often confused with liquid rubber roofing. Liquid systems are applied wet and cure in place, which suits complicated shapes; EPDM arrives as a sheet. See liquid roofing for that alternative.

EPDM roof repair

Rubber roof repair is usually about the edges and details rather than the membrane. Trims that have pulled away, adhesive that has let go at an upstand, or a puncture from a dropped tool can be put right with the correct primer and patch. If water has been getting under the membrane for a while, we check the deck before patching, because a soft deck needs replacing.

EPDM roofing FAQs

How much does EPDM roofing cost?+

It depends on the roof area, the condition of the deck and the trims and upstands needed. We measure the roof and check the deck, then give a written, itemised quote.

What is TPO rubber roofing?+

TPO is a different single-ply membrane, usually heat-welded at the seams and more common on commercial roofs. EPDM is the rubber membrane we use on most domestic garages and extensions.

How long does EPDM last?+

25–30+ years for quality membranes installed properly. The membrane itself rarely fails — most issues come from poor trim detail or substrate problems underneath.

EPDM vs GRP?+

EPDM is faster to install and flexes through temperature changes. GRP is a harder, more rigid finish that handles light foot traffic better. Both 25+ year systems when done right.

Can you EPDM over an old felt roof?+

Sometimes — if the substrate is sound, dry and flat. Most often we recommend stripping back to deck so we can check for rot before laying.
