Roof Replacement Cost — North East

There is no single answer to 'what does a new roof cost?' — it depends on size, pitch, material, access, the state of the timbers and the detail. But there are honest, North East-specific ranges that most domestic re-roofs fall into. Here's where to start before you ask anyone for a quote.

  • Mid-terrace concrete tile re-roof: typically £4,500 – £7,500
  • Semi-detached re-roof, concrete or man-made slate: typically £6,500 – £11,000
  • Detached natural slate re-roof: typically £12,000 – £25,000+
  • Single garage GRP flat roof: typically £1,800 – £3,500
  • Single-storey extension flat roof (GRP/EPDM): typically £2,800 – £5,500

What actually moves the price

Material: natural slate roughly 2–3× concrete tile by material cost. Clay tile sits in between.

Access: a corner plot with rear-garden access only can add a full day of scaffold time. Tight terraced streets sometimes need shared scaffold or street permits.

Timber condition: we won't know how many rafters or battens need replacing until the strip starts. A good quote will say what's included and what's a measured extra.

Detail: chimneys, valleys, dormers and bay windows all add real labour. A simple two-slope roof is much cheaper per m² than a complex one.

Red flags to spot in any quote

No mention of underlay, battens or ridge system. "Stripping and re-using all existing materials". No itemisation. Aggressive deposit demands (more than 10–15%). Pressure to sign on the day.

A proper written quote is itemised, names the materials, and gives you a clear basis to compare like-for-like.
