Why North East lofts suffer
Two things happen together in this region. Loft insulation gets topped up to 300mm and quietly buries the eaves gap, and older roofs still have bitumen felt underlay that cannot breathe. Warm, moist air from the house rises, reaches cold felt, and condenses. By February the timbers are black and the insulation is soaking, which makes it useless.
Coastal towns like Whitley Bay, Tynemouth and Seaham get it worse because the roof surface stays cold and damp for longer, while airtight modern homes in Washington, Cramlington and Killingworth trap more moisture indoors in the first place.
What we actually do
First we look, in the loft and on the roof, and tell you which it is: condensation or a genuine leak. If it is condensation we open the eaves back up with over fascia or soffit vents, fit rafter trays so the insulation cannot block the airflow again, and add ridge or tile vents so the air has somewhere to go. Air has to come in low and leave high, otherwise it just sits there.
If you are already having a re-roof, this is the cheap moment to do it. A dry ridge system with breathable underlay and clear eaves sorts the whole thing while the scaffold is up.

Is it condensation or a leak?+
Condensation is spread evenly across the underside of the roof and is worst on cold, still mornings. A leak is local, follows rain, and leaves a stained track. We check both before quoting.
Will more insulation fix the damp?+
No, it usually makes it worse if it blocks the eaves gap. Insulation and ventilation have to be done together.
How long does a ventilation upgrade take?+
Most domestic roofs are a one day job. Larger properties or work combined with fascia and soffit replacement can run to two days.
