Planning a pitched roof replacement
Like-for-like reroofing usually needs no planning permission, but changing the roof height or shape can be different. Listed buildings and conservation areas have extra controls: check with the local planning authority before work. Building regulations are separate from planning permission; re-covering can involve insulation, ventilation and structural checks.
For material choices, compare slate roofing, clay tile roofing and concrete tile roofing. Weight and roof pitch matter, not just appearance.

Pitched Roofing FAQs
What is the top of a pitched roof called?+
The top is the ridge, where the two roof slopes meet. Ridge tiles cover that junction and are either bedded in mortar or secured with a dry-fixed ridge system.
Why does my new roof look wavy?+
Usually it is uneven old rafters showing through the new covering. A survey should flag this before work so the deck and roof line can be assessed. A new wave or dip still needs an inspection.
Do I need planning permission for a new roof?+
Like-for-like re-covers usually need no planning permission. Conservation areas and listed buildings have extra controls, and changes to height or shape may need permission. We check the situation at survey and flag any council checks needed.
How long does a new slate or tile roof last?+
A natural slate roof can last 80–100+ years; man-made slates and concrete tiles typically last 50+ years when correctly installed and maintained.
Do I need a full re-roof or just repairs?+
If multiple slates are slipping, the felt has perished or there's repeated leaking, a full re-roof is usually the most cost-effective solution. We'll give honest advice after a free inspection.
What's the difference between dry ridge and wet ridge?+
Dry ridge uses mechanical clamps and no mortar, so it's more weatherproof and low-maintenance. Wet ridge is the traditional mortar-bedded method. Both are available.
Do you handle chimneys and leadwork as part of a re-roof?+
Yes — chimney pointing, lead flashings, valleys and ridge work are all done in-house as part of a full pitched roof project.
Should I choose slate or tiles for a pitched roof in Newcastle?+
Start with the covering already on the house, the roof pitch and the condition of the structure. Slate, clay tile and concrete tile need suitable support and fixings, and a change of material may need checks in a conservation area or on a listed building. We explain the options at the survey and put the recommendation in writing so you can compare appearance, suitability and cost.
Can a pitched roof be repaired rather than replaced?+
Yes — a local fault such as a slipped tile, damaged slate or failed flashing can often be repaired if the rest of the roof is sound. Widespread slipping, failed underlay or repeated leaks need a broader assessment. We check the covering and the roof beneath it before recommending a repair, strip-and-relay or full re-roof.
