Clay Tile Roofers — North East

Clay plain tiles and clay pantiles are common across older Tyneside and Wearside terraces and on heritage stock. They age well — colour stays consistent and they don't fade like concrete — but the underlay and battens beneath them rarely match their lifespan.

  • Clay plain tile re-roofs (small-format, double-lap)
  • Clay pantile re-roofs and repairs
  • Salvage and re-use of sound existing tiles where possible
  • New breathable underlay and treated battens
  • Stainless steel nails — no rust streaks down the wall
  • Dry ridge systems specified for North East frost cycles

Re-use, replace or blend

If your existing clay tiles are sound (no spalling, no frost damage), we can usually strip, sort, re-batten, re-underlay and re-lay using the original tiles plus a percentage of matched replacements — keeping the streetscape consistent and saving you the cost of full new stock.

Where original tiles are no longer in production, we'll source a sympathetic match and blend it cleanly so the elevation reads as one roof, not a patchwork.

Clay tile roof repairs

Not every clay roof needs stripping. A clay tile roof repair is often the right answer when only a few tiles have slipped or cracked, or the ridge has come loose. Clay tiles are brittle once old, so we work carefully around the damaged area to avoid breaking the neighbouring tiles while we lift them.

Replacement tiles are matched to what is already there, using salvaged stock where we have it or a sympathetic modern match where we do not, so the repair does not stand out as a patch. Where ridge tiles have worked loose or the mortar under them has cracked, we lift and re-bed them, or fit a dry ridge system if that suits the roof better.

While we are up there we check the rest of the slope. If lots of tiles are slipping or the underlay has failed across the whole roof, we will tell you that a strip-relay will save money over repeated repairs.

Lead around chimneys and abutments is checked at the same visit, because water that seems to come through clay tiles often gets in at a flashing instead. You get photographs of what we found and a written quote before any repair goes ahead, so you can see the problem for yourself rather than taking our word for it. Small clay tile repairs are often finished in a single visit, weather permitting.

Clay tile roofing FAQs

How long do clay tiles last?+

Genuine clay tiles can last 80–100+ years. The underlay and battens beneath them usually fail first — a strip-relay with the original tiles is often the right job.

Can you match my existing tiles?+

Usually yes — either by re-using salvaged stock or by sourcing a sympathetic modern match. We'll be honest if a clean match isn't possible.

Do clay tiles spall in frost?+

Quality fired clay rarely does. Cheaper or older soft-fired tiles sometimes spall after 60+ years — those are the ones that need replacing rather than re-using.

Can old clay tiles be reused on a re-roof?+

Yes, where the tiles are sound and suitable for re-laying. We sort the existing stock and set aside tiles with spalling, frost damage or broken edges. Sound tiles can be re-laid over new breathable underlay and treated battens, with matched replacements used where needed. The condition of the tiles matters more than their appearance alone.

How do you repair a clay tile roof?+

First check whether water is entering through a damaged tile or through a ridge, valley or flashing. Slipped or broken tiles are lifted carefully and replaced with matched stock without damaging neighbouring tiles. Loose ridge tiles need their bedding or fixing addressed, and failed leadwork needs its own repair. If the underlay has failed widely, a strip-and-relay may be more suitable than repeated patches.
