Roof Insulation and Ventilation: Getting the Balance Right
Insulation and ventilation are two halves of the same job. Insulation keeps heat in the house. Ventilation keeps moisture out of the roof. Do the first without the second and you get a loft that drips in January and rafters that rot quietly for a decade.

How much insulation you actually need
Current guidance for a cold loft is 270mm of mineral wool at ceiling level. Most older homes have somewhere between 50mm and 150mm, laid decades ago and long since compressed.
Topping up is straightforward and cheap. Lay the second layer at right angles across the joists rather than between them, so it covers the timber and removes the cold bridge every joist creates.
Do not compress it. Insulation works by trapping still air, so squashing it under boarding halves its value. If you need loft storage, use raised loft legs so the boards sit above the full depth of insulation.
Why ventilation matters so much
A household produces a remarkable amount of water vapour every day from cooking, washing, drying clothes and simply breathing. Some of it rises into the loft through gaps around light fittings, loft hatches and pipe runs.
In a ventilated loft, moving air carries that vapour away. In a sealed loft, it meets the cold underside of the underlay and condenses. Once you have insulated the ceiling properly, the loft is colder than it used to be, which makes condensation more likely, not less.
That is the trap. Improving insulation without checking ventilation is how a well-meaning upgrade turns into black mould on the rafters within two winters.
Where ventilation comes from
Low level air comes in at the eaves, either through a ventilated soffit, a continuous eaves vent strip, or over-fascia vents where there is no soffit to work with.
High level air leaves at the ridge, through a dry ridge ventilation system or individual ridge vents. Air moves because warm air rises, so you need both ends open for it to work.
Tile vents can be fitted into the slope where eaves or ridge routes are impractical, and they are the usual answer for retrofitting ventilation to a roof that is otherwise sound.
Diagnosing condensation versus a leak
Condensation appears in cold weather, worsens in a cold snap, and is spread across a wide area of the roof underside rather than concentrated at one point. A leak follows rain, particularly wind driven rain from one direction, and traces back to a specific defect.
Look for droplets clinging to the whole underlay surface, rusty nail heads throughout the loft, and black spot mould on rafters. Those are condensation signatures.
Also check what is being vented into the loft. Bathroom and kitchen extractor fans ducted into the roof space instead of through the roof or wall are a very common cause, and it is astonishing how often we find one.
Warm roofs and converted lofts
Once a loft is converted, the ventilated void largely disappears and the strategy changes. In a warm roof, insulation sits above or within the rafters and a continuous vapour control layer on the warm side stops moisture reaching the cold structure at all.
Where insulation goes between rafters in a converted space, a clear 50mm ventilated air gap must be maintained above it, running from eaves to ridge. Stuffing insulation tight against the underlay closes that path and guarantees problems.
Breathable underlays help, but they are not a licence to omit ventilation. Manufacturers still specify ventilation openings in most situations, particularly where the underlay has sealed laps or the roof space is unusually humid.
Fixing an existing problem
Start with the cheap steps. Clear the eaves where insulation has been pushed into them, seal the loft hatch, seal around pipe and cable penetrations, and re-route any extractor duct that terminates in the loft.
Then add ventilation. Over-fascia vents or eaves vent trays at low level, and a dry ridge system or tile vents at high level. This is a one day job on most houses and it costs a fraction of what people fear.
Finally, top up the insulation properly, laid loose and uncompressed, with the eaves path protected. Get all three right and the loft stays dry, the house stays warmer, and the roof timbers last as long as the covering above them.

Do breathable membranes remove the need for vents?+
Not usually. They help, but most manufacturers still require ventilation openings, especially where humidity in the property is high.
How much does retro-fit ventilation cost?+
Typically a few hundred pounds for eaves and tile vents on a standard house, and more if it is combined with a dry ridge conversion.
