Single ply roofing

Single ply roofing uses one engineered waterproof membrane rather than several built-up layers of felt. PVC, TPO and FPO systems suit large, simple flat roofs, with the membrane mechanically fixed or adhered to the prepared build-up. We assess the deck, insulation, wind exposure and details before recommending a system, rather than choosing by roof area alone.

What a single ply membrane does

The membrane forms the waterproof surface, with joints and details completed to the selected manufacturer's specification. PVC, TPO and FPO are different membrane families, not interchangeable rolls. Fixings, adhesives, separation layers and accessories must suit that system and the substrate beneath it. The seams and perimeter details matter as much as the open roof area.

Single-ply now dominates new commercial flat-roof work. Compared with built-up felt it is lighter and generally faster to install, which is useful over large areas. That does not remove the need for a sound deck or careful preparation. A light membrane cannot compensate for weak boards, trapped moisture or inadequate falls.

Where single ply roofing fits

Commercial units, broad flat roofs and warm-deck build-ups are natural applications. On a warm deck the insulation sits above the structural deck, with the waterproofing above the insulation. Vapour control, insulation thickness and the attachment method need designing together so the roof manages heat, moisture and wind loading as a complete assembly.

Rooflights, plant supports, outlets and wall junctions affect the specification. A large clear roof is different from one crowded with penetrations. Our commercial flat roofing page covers the wider system choice; commercial roofing also explains the broader building context. Tell us about access restrictions and activity below the roof before the survey.

Single ply, built-up felt or GRP?

Built-up felt uses multiple layers rather than one engineered sheet. It remains an option, but a new large-area roof often favours single-ply for its lower weight and installation speed. The comparison must include the full build-up, not just the thickness or price of the visible covering.

Our usual comparison is single-ply for large, simple areas and GRP fibreglass for roofs with complex detailing. Smaller domestic roofs may suit GRP or EPDM instead. You can compare those options on our flat roofing page. The aim is a system that suits the shape and use, not one material for every job.

Preparation before the new membrane

For replacement work, we strip the old covering and check the deck rather than sealing damp beneath a new membrane. Soft boards and wet insulation need dealing with before the roof is closed again. Existing leaks may have travelled away from their entry point, so the visible ceiling stain does not define the whole repair area.

Falls, drainage and perimeter restraint are checked alongside the deck. Ask single ply roofing contractors how they will treat outlets, upstands and penetrations, and what their quote assumes about hidden damage. The written scope should distinguish the planned roof work from any further repairs that can only be confirmed once the old covering is removed.

Single ply roofing cost and design life

Our existing flat roof replacement cost guide gives single-ply at £75–£130 per square metre installed. That is a guide, not a fixed quote for every roof. Size, access, deck condition, insulation and the number of details affect the final scope and price.

The stated design life is 25–30 years. That is a design expectation, not a promise that every roof will last that long without attention. Keep outlets clear and arrange suitable inspections so local damage is addressed. Request a free quote to discuss the proposed build-up, preparation and access for your building.

Single ply roofing FAQs

What is single ply roofing?+

It is a roof covering made from one engineered membrane, such as PVC, TPO or FPO. The membrane is mechanically fixed or adhered, with seams and details completed as a compatible system.

How long does a single ply roof last?+

The stated design life is 25–30 years. Actual performance depends on specification, installation, exposure and maintenance; design life is not a guarantee.

Is single ply only for commercial buildings?+

No. It mainly suits commercial and large domestic flat roofs. Smaller domestic jobs usually suit GRP or EPDM; see the flat roofing options linked above for the comparison.

Can single ply go over an old felt roof?+

For replacement we strip the old felt and inspect the deck rather than covering over it. That lets us address wet materials and damaged boards instead of sealing damp into the roof.
