Commercial Flat Roofing, North East
Commercial flat roofing uses single-ply membranes, built-up felt or liquid waterproofing to keep units, warehouses and retail buildings dry. We survey the deck, insulation, drainage and junctions before recommending repairs or replacement. Based in Sunderland, Stoker Property Solutions covers occupied commercial premises across Newcastle, Gateshead, South Shields and the wider North East.
Single-ply membranes: PVC, TPO and FPO
Single-ply is one engineered waterproofing membrane, mechanically fixed or adhered to a suitable build-up. PVC, TPO and FPO are membrane types used on commercial roofs. Single-ply now dominates new commercial work because it suits large roof areas, with the installation method and detailing selected for the building rather than chosen on price alone.
A 25–30 year design life is a useful planning guide, not a promise that every roof will reach the same age. Installation, exposure, drainage and maintenance all matter. Upstands, penetrations and perimeter details deserve as much attention as the open field of membrane. Our single-ply roofing page explains the system in more detail.
Built-up felt and liquid waterproofing
Built-up felt is the legacy system found on many commercial flat roofs. Layers form the waterproof covering, but age, open laps and worn junctions can let water reach the deck. A local fault does not automatically mean a full replacement; the condition of the wider roof and the substrate decides whether repair is worthwhile.
Liquid systems are useful for complex details, awkward shapes and areas with several penetrations. A liquid overcoat can suit a sound, properly prepared substrate, but it cannot rescue a failing deck or make trapped moisture disappear. We check the existing build-up before recommending an overlay. Compare the wider material choices on our flat roofing page.
Warm-deck build-ups and U-values
In a warm-deck roof, insulation sits above the structural deck and below the waterproofing. When a commercial roof is being renewed, it is sensible to review heat loss and condensation risk at the same time. The required U-value needs checking for the building and the proposed work, rather than assuming one insulation thickness suits every unit.
Extra insulation changes roof heights. Outlets, upstands, kerbs and door thresholds need enough room for the finished build-up, and the falls still need to direct water towards drainage. We look at those junctions during the survey so insulation improvements do not create a new waterproofing problem at the edges.
Large-area programmes for warehouses and retail units
Warehouse and retail roofs need a programme that fits the occupied space below. We agree access, deliveries, working areas and any noisy stages with the tenant. Breaking the work into planned areas helps coordinate the roof work with the building’s use, while allowing for weather and the condition found when the covering is opened.
Our commercial roofing work includes both planned renewal and local repairs. If you are looking for commercial flat roof repair near you, use our commercial roof repair service to arrange an inspection of the fault. We explain the repair option before recommending a larger replacement programme.
Costs, surveys and planned maintenance
As a site guide, single-ply costs £75–£130 per square metre installed. That is a guide range, not a quote for your building. Access, deck condition, insulation and the work needed around occupied premises affect the final scope. A measured survey lets us put those items into a written quote and distinguish repairs from renewal.
Landlords and managing agents can plan surveys and maintenance programmes rather than waiting for leaks. Clearing drainage and checking laps, edges and junctions helps identify defects for the next work programme. Records also help you compare recurring faults with the cost and disruption of replacement. To discuss the roof and access arrangements, request a free quote or call Monday–Friday, 8am–6pm.
Frequently Asked Questions
What is commercial flat roofing?+
It is the waterproof roof build-up used on units, warehouses and retail roofs. Common coverings are single-ply membranes, built-up felt and liquid systems, selected to suit the deck, insulation, drainage and roof details.
How long does a single-ply roof last?+
Single-ply has a 25–30 year design life. Actual life depends on the installation, exposure, drainage and maintenance; the design life is not a guarantee for an individual roof.
Can an old felt roof be overcoated?+
Yes, a liquid system can be applied over a sound, suitably prepared substrate. A failing deck is not suitable for overcoating. We check the covering, moisture and underlying condition before recommending that route.
Do you do planned maintenance?+
Yes. We arrange planned surveys and maintenance programmes for landlords and managing agents, including drainage checks and inspections of roof details so repairs can be programmed rather than left until another leak.
