Loft Conversion Roofing: Dormers, Insulation and Structure
A loft conversion is the best value space you can add to a North East house, and the roof is doing most of the work. Whether the conversion succeeds structurally and thermally comes down to decisions made in the roof space long before anyone chooses a carpet.

Will your loft convert?
The first test is head height. Measure from the top of the existing ceiling joists to the underside of the ridge. You want at least 2.4m to work with, because the finished floor and the insulated ceiling will each eat into it. Around 2.2m of finished headroom over a reasonable area is the practical minimum.
The second test is the roof structure. Older cut roofs with purlins and rafters usually convert readily because the space is open. Modern trussed rafter roofs are full of W-shaped webs and need structural work to open up, which is doable but adds cost.
The third is the stair. You need a compliant staircase with headroom at the top, and finding somewhere for it is what kills more loft conversions than the roof ever does.
Rooflight conversions
The simplest conversion keeps the roof shape exactly as it is and adds roof windows. No planning permission in most cases, no change to the external appearance, and the lowest cost by a wide margin.
The limitation is usable floor area. With a standard pitch you only get full headroom in a band down the middle, and the space at the eaves becomes storage rather than living space.
For a home office, a hobby room, or a single bedroom in a house with a generous roof pitch, it is often all you need and it is the fastest to deliver.
Dormers
A dormer extends a section of the roof outwards with vertical walls and its own small roof, usually flat. It converts sloping unusable space into full-height floor area, and it is what makes a loft feel like a proper storey.
The roofing work involves cutting and trimming the existing rafters, building the dormer structure, weatherproofing the cheeks with tile hanging, slate or cladding, and covering the dormer roof, normally with GRP or EPDM because of the shallow fall.
Detailing is everything. The junctions between dormer cheeks and the main roof slope need proper soakers and flashings, and the front of the dormer needs a correctly formed apron. Badly detailed dormers are one of the most common sources of persistent leaks we get called to.
Insulation: warm roof versus cold roof
A cold roof puts insulation between the rafters with a ventilated gap above it. It is cheaper but it uses up depth you may not have, and it needs that ventilation path kept clear or you get condensation on the underside of the underlay.
A warm roof puts rigid insulation over the rafters, or over plus between, so the structure sits inside the insulated envelope. It performs better, removes the cold bridge at every rafter, and it is the approach that preserves headroom internally because less of the build-up is below the rafters.
In practice most conversions use a hybrid: insulation between the rafters plus an insulated plasterboard layer beneath. Whatever the method, the continuity matters. Gaps at the eaves, around windows and at the party wall are where heat and moisture escape.
Ventilation and condensation
Converting a loft removes the big ventilated void that used to keep the roof dry. Warm moist air from the house now sits directly against the insulated ceiling of a heated room, and if it can get through, it condenses on the cold side.
That is why the vapour control layer on the warm side must be continuous and properly taped, and why any residual void above the insulation needs a clear ventilation path from eaves to ridge.
Get it wrong and you get damp patches, mould on the sloping ceiling and rotting rafters within a few years, all of which look like a leaking roof and are not. Getting it right costs almost nothing at build stage.
Costs and timescales
A rooflight conversion typically runs from around £25,000 to £35,000 as a whole project. A dormer conversion generally sits between £35,000 and £55,000, and a larger rear dormer or hip-to-gable more again.
The roofing element alone, meaning dormer construction, weatherproofing, rooflights and any structural roof alteration, is usually a meaningful fraction of that and worth pricing separately so you can see what you are paying for.
Most conversions take six to ten weeks. The roof work is concentrated in the first two or three, and we work alongside your builder or main contractor to keep the property watertight throughout.

Do I need planning permission for a loft conversion?+
Rooflight conversions and many rear dormers fall under permitted development on a standard house, subject to volume limits. Front dormers, and anything on a listed or conservation property, usually need permission.
How much headroom do I need?+
Around 2.2m of finished head height over a usable area. Measure from the existing ceiling joists to the ridge and allow for the new floor and insulated ceiling.
Can you convert a trussed roof?+
Yes, but the trusses need replacing or supporting with new structural members designed by an engineer. It is a bigger job than converting a traditional cut roof.
