Flat Roof vs Pitched Roof: Which Is Right for Your Extension?
Most extension decisions come down to this one question, and the old advice that flat roofs always leak is decades out of date. Modern flat roofing systems are reliable and long lived. The real choice is about cost, headroom, light, drainage and how the finished building will look from the garden.

The cost comparison, honestly
On a small rear extension or a garage, a flat roof is the cheaper option. There is less structure, less covering material and less labour. A GRP or EPDM flat roof on a typical single-storey rear extension often comes in at a third to a half of the cost of building and covering a pitched equivalent.
That gap narrows as the span grows. Once you get past about five metres, a flat roof needs deeper joists or steel support, and the saving shrinks. On a large extension the pitched option can end up close in price and better value over the long run.
Whole-life cost matters more than the build figure. A quality flat roof will want inspecting every couple of years and replacing at 25 to 30 years. A tiled pitched roof on the same extension should still be doing its job in 50.
Lifespan and maintenance
A well installed GRP fibre glass roof carries a 20 to 25 year guarantee and often exceeds it. EPDM rubber is similar. Both fail at details rather than in the middle of the sheet, which is why upstands, outlets and junctions matter so much on a flat roof.
A pitched roof in concrete tile or slate is far more forgiving. Water leaves it by gravity, debris slides off, and a slipped tile is a cheap fix rather than an urgent one. It is the low-maintenance option if you would rather not think about the roof again.
Flat roofs are not high maintenance, but they are not zero maintenance. Clear the outlets twice a year, keep leaves off, and get eyes on the surface after a bad storm.
Headroom, windows and the practical constraints
On a rear extension the deciding factor is often what sits above. If there are first-floor windows close to the extension roof, a pitch may simply not fit without blocking them. A flat roof keeps the whole thing low and tidy.
Internally, a flat roof gives you a level ceiling and full headroom right to the edge of the room. A pitched roof can give you a vaulted ceiling, which feels bigger and lighter, but only if the structure allows it.
Light is where flat roofs quietly win. Flat rooflights and lanterns are straightforward to install on a flat deck and bring daylight into the middle of a deep extension where windows cannot reach.
Weather in the North East
Coastal wind driven rain is the local test. A pitched roof handles it naturally. A flat roof handles it well too, provided the falls are right and the details are properly formed. Falls are the thing to ask about: a flat roof should never actually be flat, it needs a fall of at least 1 in 80 to move water to the outlet.
Ponding water is the enemy. Standing water accelerates ageing on every flat system and finds any weakness in a joint. When we build a flat roof we build the falls into the deck with firrings rather than relying on the covering to sort it out.
Snow load is rarely a problem on either type here, but a flat roof with blocked outlets in a thaw certainly can be. It takes five minutes a season to prevent.
Which we would recommend, and when
Choose flat for a garage, a porch, a dormer top, a small to medium rear extension, or anywhere headroom under existing windows is tight or you want a lantern.
Choose pitched for a side or wraparound extension where it can tie into the existing roof line, for anything you want to be genuinely maintenance free, and where the property is period and a flat roof would look wrong from the street.
There is also the hybrid answer that people forget: a low pitch tiled roof at 15 to 22.5 degrees using an interlocking tile designed for it. It reads as a proper roof but keeps the height down.
Building regulations and insulation
Both types need to meet current insulation standards, and on a flat roof that usually means a warm deck build-up with insulation above the joists. It is thicker than people expect and needs to be planned into the height, not squeezed in afterwards.
Ventilation matters on cold deck flat roofs and in pitched roof voids. Getting it wrong causes condensation that looks exactly like a leak and gets misdiagnosed for years.

Do flat roofs still leak?+
Modern systems installed properly do not. Almost every flat roof leak we attend is on an old felt roof, or a newer roof with poor detailing at an upstand or outlet.
How long does a GRP flat roof last?+
Twenty to twenty five years is the guaranteed range, and well installed roofs frequently go beyond it. Seamless construction means there are no joints to fail across the field of the roof.
Can I convert a flat roof to a pitched roof?+
Often yes, if the walls and foundations can take the load. It is a common upgrade on garages and older rear extensions and we can advise at survey.
Which is better for a garage?+
Flat, in most cases. It is cheaper, faster and entirely adequate for a garage span, and an EPDM or GRP covering will outlast the old felt many times over.
