Fascia and Soffit Replacement Cost

Replacing fascias and soffits in uPVC, with new gutters, typically costs £70 to £110 per metre as a guide, with the old timber taken off and disposed of in that figure. For a whole house, expect roughly £900 to £2,000 for the front and back of a mid terrace, and £1,800 to £3,500 for a bigger semi or detached that also has bargeboards. Your actual price depends on the length of roofline, its height, and what we find at the rafter ends once the old boards are off.

  • Around £70–£110 per metre fitted, as a guide
  • Mid terrace front and back: £900–£2,000
  • Larger semi or detached: £1,800–£3,500
  • Old timber stripped and taken away
  • Rafter ends checked and repaired
  • Free, written, itemised quote

What decides the price

Length. Fascia and soffit is priced along the run of the roofline, so a house with more eaves and gables costs more. Bargeboards on gable ends add to the run.

Height and access. A bungalow can often be done from a tower; a three-storey house needs scaffold. Access is a real part of the price.

What is behind the boards. Once old boards come down, the ends of the rafters are exposed. Where they have softened from years of damp, they are cut back and repaired so the new fascia has something solid to fix to; skipping that step is why some new rooflines start to dip within a few years.

Guttering. Most people replace the gutters at the same time, because the old ones have to come down anyway.

Price per metre or per foot?

We work in metres. If you have seen fascia and soffit prices per foot, divide a per-metre figure by about 3.3 to compare. Be wary of comparing per-metre prices alone: one quote may include stripping the old timber, rafter repairs, gutters and scaffold, and another may not.

Repair, paint or replace?

If timber fascias are sound and only the paint has failed, painting is cheaper in the short term but needs repeating. Where boards are rotten in places, a section can sometimes be repaired, but if one part has gone the rest is usually close behind. Replacing in uPVC removes the painting cycle entirely.

Combine it with other work

Access is usually the single biggest extra on a roofline quote, so if the roof itself also needs work, doing both under one scaffold saves paying for it twice. If your roof also needs attention, ask us to look at both. Call 07840 996627, Monday to Friday 8am to 6pm, or see fascias, soffits and guttering.

How much do fascias and soffits cost?+

As a rough guide, around £70 to £110 per metre fitted for uPVC fascia, soffit and gutter, or £900 to £2,000 for a typical mid terrace front and back.

How much should fascia and soffit replacement cost on a semi?+

A larger semi or detached with bargeboards is usually £1,800 to £3,500 as a guide. Your written quote confirms the exact figure.

Is scaffolding included?+

Nearly always some form of access is needed, whether a tower or full scaffold, and it is shown as its own line on our quote.

What does a fascia and soffit repair cost?+

A small repair depends on the length affected and access, so we price it after looking. If most of the boards are failing, replacement is usually better value.
