Roof Repair Cost, Job by Job

Repairs are much easier to price than replacements because the work is defined. A slipped tile is a slipped tile. What varies is access, height, and whether the thing that caused it has been going on quietly for three years. Below is what each of the common jobs involves and the range we work to, followed by the honest bit about when a repair stops being worth doing.

Slipped and missing tiles

Nine times out of ten the tile did not fail, the nail or the batten under it did. If one tile has gone on a fifty year old roof, expect neighbours to follow. We refix, check the surrounding area while we are up there, and tell you plainly if what we can see suggests a wider batten problem rather than selling you the same visit six times.

Flashings and chimneys

Most leaks we attend are flashing leaks, not covering leaks. Cement fillets crack, old lead lifts at the chase, and water tracks in behind. Re-flashing a chimney in Code 4 or 5 lead runs 400 to 800, re-pointing the stack 350 to 700, recasting the flaunching 200 to 400, and a rebuild from the roof line 1,500 to 3,500.

Valleys

Valley failures are slow and expensive to ignore because the water goes into the structure rather than onto the ceiling. Old cement fillet valleys and tired lead both get stripped back, the boards checked, and a proper lined valley formed. Price depends almost entirely on length and whether the boards below have gone.

Felt and flat roof patches

A patch weld to a sound torch on felt roof is a genuinely cheap fix and can buy years. A patch to a blistered, ponding roof with a wet deck is money you will spend again. We lift a corner and check the deck before we recommend either way.

Do you charge a call out fee?+

No standing call out charge for a normal repair enquiry. We quote the job. For an emergency make safe we tell you the attendance cost before we set off, so there is no argument afterwards.

Can you repair a roof in the rain?+

We can make it safe in the rain, and often that is exactly what is needed. Permanent work on flashings, felt and mortar needs dry conditions to be done properly, so we book that in behind the make safe.

Will my insurance cover a roof repair?+

Storm damage often yes, gradual wear normally no. We photograph everything at roof level and write the report so it reads for an insurer, which is usually the difference between a claim being paid and being queried.

How long does a repair take to book in?+

Leaks and make safes go in first, usually same or next working day, Monday to Friday 8am to 6pm. Planned repairs are typically inside a fortnight.
