Retail Unit Roofing — North East

Retail roofs are their own discipline — busy footfall below, parapet detail to manage, tight timetables, and a tenant who cannot be flooded out. We work for Spar, Hays Travel, estate agents and several national managing agents across the North East on exactly this kind of property.

  • Flat decks — GRP, liquid and single-ply overlays
  • Parapet wall detail, copings and lead flashings
  • Out-of-hours scheduling to avoid trading disruption
  • Photo documentation supplied to the managing agent
  • RAMS, insurance and method statements as standard
  • Reactive call-out cover for trading premises

What retail roofs typically need

Most retail unit roofs we attend are tired flat decks (felt or single-ply) with failing parapet detail. The deck itself is often still serviceable — a reinforced liquid overlay plus refreshed leadwork at the parapets buys another 20+ years without stripping the roof and losing trading time.

Where the deck is genuinely gone (ponding, soaked insulation, sagging boards) we'll be straight about it and quote a full strip-and-replace.

Retail unit roofing FAQs

Can you work outside trading hours?+

Yes — evening and weekend scheduling is normal for retail work. We coordinate access with the tenant and the managing agent.

Do you work for managing agents?+

Yes — much of our commercial workload is for managing agents and property managers. We can work to your reporting templates.

Liquid overlay or full strip?+

If the deck and insulation are sound, a reinforced liquid overlay is faster, cheaper and less disruptive. We'll only recommend a strip when the substrate genuinely demands it.

Can retail roof work be done without closing the shop?+

Out-of-hours scheduling can help avoid trading disruption, with access coordinated with the tenant and managing agent. Whether the shop can remain open depends on the work, safe access and any protection needed below the roof. We agree those arrangements before work rather than assuming every job can be carried out over an occupied shop.

What roofing problems are common on retail units?+

Flat coverings can split or lift, while failed parapet flashings, copings and roof junctions can let water in. Blocked outlets and ponding need checking too. Wet insulation or sagging deck boards may mean the problem extends beneath the covering, so the inspection needs to establish whether a local repair, overlay or full replacement is suitable.
