Warehouse Roofing — North East
Warehousing along the A19 and A1 corridors, near Peterlee, Washington and the lower Tyne, has driven a wave of large-format roofs that all behave the same way as they age. We refurbish, overlay and re-cover them — keeping the warehouse trading where we can.
- Large-area single-ply membrane installation and repair
- Metal-clad warehouse refurbishment and over-clad
- Gutter lining for long perimeter runs
- Rooflight replacement programmes
- Phased works to keep the warehouse operational
- RAMS, working-at-height plans and insurance supplied
Phased refurb without stopping the warehouse
Most warehouses can't shut for a roof. We phase works bay-by-bay or slope-by-slope, working around racking and dispatch — typically overnight or weekends for the more invasive stages. Gutter lining and rooflight replacement programmes are normally fully overnight.
For genuinely failed metal-clad warehouses, over-cladding (a new sheet over the existing) is faster and cheaper than strip-and-replace and keeps the building watertight throughout.
Gutters and rooflights — the usual failure points
On large-format warehouse roofs the covering is rarely the first thing to go. Long perimeter gutters corrode, joints open and overflow into the eaves; rooflights go brittle in UV and crack around the fixings. Both let water in over stock long before the sheets themselves fail.
We line or refurbish gutters in long runs and replace rooflights as standalone programmes — often the most cost-effective first step on an ageing warehouse, and normally done overnight so dispatch never stops.
Warehouse roofing FAQs
Can you work while the warehouse is operational?+
Yes — phased works, often out-of-hours for the more invasive stages. We plan around racking, dispatch and trading shifts.
Over-clad or strip-and-replace?+
Over-cladding is faster, cheaper and keeps the building dry. Strip-and-replace is only the right answer where the existing structure is genuinely compromised.
How long does a single-ply warehouse roof last?+
20–30 years for quality mechanically-fixed single-ply installed properly. Reinforced laps and proper detail at upstands are the critical factors.
