Flashing Repair Cost

If your ceiling is staining near a chimney, an abutment wall or a porch, the odds are heavily on the flashing rather than the roof covering. Flashing is the metalwork that bridges a joint, and joints are where water gets clever. This page covers what renewal costs per metre and how to work out whether the flashing is really your culprit.

Why cement fillets always fail

A cement fillet is mortar filling a joint between two materials that move at different rates. It cracks, it always cracks, and once it does the crack funnels water straight into the wall head. Replacing a fillet with correctly dressed and wedged lead is the fix, and it is why we will not simply re-render a fillet and call it a repair.

Telling a flashing leak from a covering leak

Flashing leaks are position specific and weather specific. They appear in the same spot, they are worse in driving rain from one direction, and they can stay dry through heavy vertical rain. Covering leaks are more diffuse and track along rafters before they show. In the loft with a torch during rain, the pattern is usually obvious.

What we replace and what we keep

Sound Code 4 lead with good cover and no splits gets kept and re-dressed. Thin, fatigued or split lead gets replaced. We will tell you which is which at the survey with photos, because you cannot see any of it from the ground.

Can flashband or a sealant be a permanent fix?+

No. It sticks, it looks like a repair, and it fails within a couple of years as it bakes and lifts, usually leaving a worse surface to bond to. We use it for temporary make safe only, and we say so.

How long should lead flashing last?+

Properly sized, dressed and wedged lead should outlive the covering it is fitted to, comfortably several decades. Lead that has been fitted too thin or over long unsupported runs fatigues and splits much sooner.

Do you need scaffold for chimney flashing?+

Often yes for a stack in the middle of a roof slope, because it is a working position rather than a reach. We include the access cost in the quote rather than adding it later.
