What changes the price

Access (scaffold vs ladder), deck condition (sound vs reboard), and detail (chimneys, parapets, valleys) are the three big swing factors. We itemise all three in the quote — no hidden 'extras' invoice.

How to read your own stack from the ground

Binoculars from the garden tell you more than you would think. Look for mortar missing between courses, a cracked or crumbling cap around the pots, a stack that leans, and dark staining running down one face. Staining plus sound pointing usually means flashing. Missing mortar plus damp in the bedroom chimney breast usually means the stack itself.

Repoint, rebuild, or remove

Repointing is right where the bricks are sound and the mortar has gone. A rebuild from the roof line is right where the brick faces have spalled and frost has got into the fabric, because new mortar between failing bricks buys very little. Removal and making good is a legitimate option on a stack that serves nothing, and it is often cheaper than a rebuild.

Redundant stacks and ventilation

If you take a stack out of use, cap it but vent it. A sealed stack with no airflow sweats and pushes damp into the breast below. We fit vented caps as standard rather than sealing a chimney shut and creating a different problem.

Why is damp showing on my chimney breast but not the ceiling?+

Water tracking down inside the stack, usually through failed flaunching or open joints, comes out where the brickwork meets the room rather than at the ceiling. That pattern points at the stack rather than the flashing.

Can you repoint in winter?+

Not in frost. New mortar that freezes before it cures is weaker than what you took out. We book pointing for settled weather and will move a date rather than do it badly.

Do I need to keep the pots?+

If the flue is live, yes, and they need capping correctly for the appliance. On a redundant flue we can fit vented caps or take the pots down as part of a rebuild, and it is your call once we have shown you photos.
