Chimney Repointing Cost and Chimney Repair Prices

Chimney repointing cost is one of the most common questions about chimneys, but a stack can need several different repairs and each is priced on its own. Our chimney repairs page publishes guide figures: repointing a stack £350 to £700, recasting the flaunching £200 to £400, re-flashing in Code 4 or 5 lead £400 to £800, and a rebuild from the roof line £1,500 to £3,500. This guide explains what moves a job within those ranges and how to compare quotes.

  • Which part has failed: pointing, flaunching, flashing or brickwork
  • Stack size and how many faces need work
  • Condition of the bricks and depth of mortar loss
  • Scaffolding and access
  • Matching mortar on older properties
  • Whether several repairs are combined

Identify the repair before the price

Water coming in near a chimney can come from perished pointing, a cracked flaunching, failed lead flashing or loose brickwork. These are different jobs with different costs. A useful quote names the fault it is fixing, ideally with photographs, rather than offering a general chimney price.

Paying for repointing will not stop a leak caused by flashing, and the reverse is also true. If the cause is unclear, ask for it to be confirmed before any permanent work is agreed.

What drives chimney repointing cost

Repointing means raking out the old mortar to a proper depth and replacing it. A taller or wider stack has more joints, and a stack with all four faces exposed takes longer than one built against a party wall. The depth of mortar loss matters too: shallow weathering is quicker to deal with than joints that have washed out deeply.

Older houses often need a lime-based mortar matched to the brick rather than a hard cement mix, which can cost a little more but protects soft bricks. If bricks have spalled or cracked, some may need cutting out and replacing, which is extra to the pointing itself.

Flaunching, flashing and pots

The flaunching crown on top of the stack and the lead flashings at its base are often assessed at the same time as the pointing. Combining them in one visit can make sense because the access is already in place. Pots that are cracked or unused may be replaced, removed or capped, and cowls can be fitted to working flues.

Each of these should be listed separately so you can see what is essential now and what could wait. Our chimney flaunching repair page explains the crown work in more detail.

Access is often the largest variable

Most chimney repairs need safe working access around the stack. A low stack on a bungalow is very different from a tall stack on a three-storey terrace. Scaffolding, roof ladders or a chimney scaffold each carry a cost, and that cost is similar whether the job is small or large. That is one reason it often pays to do several repairs in one visit.

Shared stacks on terraces need care too. Work on one side of a shared chimney may affect a neighbour, and a written report both owners can work from helps keep things clear.

Chimney stack rebuild cost and alternatives

A rebuild from the roof line is the larger end of chimney work and is usually considered when the stack leans, the top courses are loose or the brickwork is beyond repair. If the chimney no longer serves a fire or boiler, capping or removal may be compared with repair. Our chimney removal cost page sets out that comparison, so you can weigh keeping the stack against taking it down.
