Flat Roof Cost, GRP vs EPDM vs Felt

Three systems, three price points, three sets of jobs they suit. Anyone who tells you one of them is always the answer is selling the one they buy in bulk. Here is how they compare on cost, life and suitability, so you can arrive at the survey knowing which questions to ask.

  • GRP, 90 to 140 per square metre installed, 25 year plus life
  • Single ply, 75 to 130 per square metre installed
  • Liquid systems, 100 to 160 per square metre installed
  • EPDM single garage, 900 to 1,400
  • Deck repair typically adds 10 to 20 per cent

GRP, the hard shell

A glass reinforced polyester laminate cured in place, giving one continuous surface with no seams and a tough top coat that takes foot traffic. Best on simple to moderately detailed roofs with decent falls, and on anything that will be walked on. Less forgiving where there is structural movement.

EPDM, the single sheet

A rubber membrane laid in one piece on most domestic roofs, so there is very little to fail. Excellent life, very tolerant of movement, and quick to install, which shows in the price on straightforward rectangles. Cut and detailing around lots of penetrations is where it gets fiddlier.

Torch on felt, the workhorse

Three layer SBS modified bitumen, and a different product entirely from the pour and brush felt that gave felt its reputation. Copes with shallow falls better than GRP, genuinely repairable in strips, and typically the lowest cost of the three. Twenty year expectation rather than thirty.

How we choose on site

Falls first, then movement, then traffic, then how long you intend to own the property. A landlord flipping a house in two years and an owner occupier planning to retire there should not be buying the same roof, and we will say that out loud.

Which lasts longest?+

EPDM on membrane life, at thirty years plus, with GRP close behind at twenty five plus and modern torch on felt at twenty plus. In practice the detailing at upstands and outlets decides real life expectancy far more than the material does.

Is GRP worth the extra over felt?+

On a roof you will walk on, or a roof you will own for a decade or more, usually yes. On a shallow fall garage roof with awkward geometry, felt can be the better technical answer as well as the cheaper one.

Do any of them need a warm deck?+

Any new or fully rebuilt extension roof effectively needs warm deck construction to meet Building Regulations, and all three systems can be installed over one. Like for like recovers of existing roofs are a different case.
