Chimney Repointing and Lead Flashing Costs

These two jobs almost always turn up together, because the same weather that has eaten the mortar has usually fatigued the lead. Doing them in one visit saves an access charge and gives you one guarantee rather than two half repairs. Prices and mortar choice below.

Lime or cement, and why it matters here

A lot of older Tyneside and Durham brick was laid in lime mortar and needs to breathe. Hard cement pointing on soft brick traps moisture in the brick face, and the frost then takes the face off rather than the joint. On the right stacks we point in a lime based mix even though it is slower work.

Why the lead is usually next

Once the stack is scaffolded and the pointing is fresh, leaving forty year old lead at the base is a false economy. Front apron, side soakers, back gutter and the chase itself all get inspected while the access is there, and we quote them as options rather than assuming.

Doing both in one visit

The access, the setup and the make good are the shared costs. Combining them typically saves a meaningful chunk against two separate visits, and it gives you one crew answerable for the whole detail if anything ever comes back.

How long does repointing last?+

Correctly specified pointing on sound brick should give decades. Where it fails early it is nearly always because the mix was too hard for the brick, or it was done in the cold and never cured properly.

Can you point over the old mortar?+

No. The joint has to be raked back to a proper depth so the new mortar has something to key into. Smearing over the surface looks fine for a season and then falls out in sheets.

Is lead worth it over cheaper alternatives?+

Yes on anything you intend to leave alone for twenty years. Cast lead dressed properly is still the most reliable material for the job, and the alternatives mostly fail at the chase rather than in the middle.
