Roof Maintenance

Roof maintenance means looking after a roof before it leaks rather than after: inspecting it, clearing gutters and outlets, refixing the odd slipped tile and catching small defects while they are still small. For homeowners that might be a check after a hard winter. For commercial buildings and property managers we offer planned maintenance contracts, because a scheduled visit costs far less than a reactive call-out and keeps the budget predictable.

What is roof maintenance?

It is the routine care that keeps a roof watertight: checking the covering, ridges, flashings and chimneys, clearing debris from gutters, valleys and outlets, and dealing with small faults before water gets into the timbers. Most expensive roof repairs start as something small that nobody looked at.

Domestic roof maintenance

On a house, maintenance is usually a visit to check the roof and roofline, clear the gutters and put right anything minor such as a slipped slate or a lifted flashing. We photograph what we see so you have a record of the roof's condition, and we tell you plainly if something needs a bigger repair. If you would rather start with a full look at the roof, book a free roof survey.

Commercial roof maintenance and contracts

Commercial roofs, from retail units to industrial buildings, benefit most from a plan. Large flat roofs have outlets that block, membranes that need checking at the seams and detail work that weathers. A planned maintenance schedule catches those problems before they become claims or tenant complaints.

We work with property managers and businesses to set a schedule that suits the building, co-ordinate access with tenants, and supply photographic records after each visit. Reactive repairs are handled under the same relationship when needed. See commercial roofing and commercial roof repairs for more.

What a maintenance visit covers

A typical visit starts at the gutters and outlets, because blocked drainage is behind a large share of avoidable leaks. Then the covering itself: slipped or cracked slates and tiles, lifted felt or membrane laps, and any ponding on flat roofs. Next the details, where most leaks begin: lead flashings, valleys, chimney stacks, roof lights and the junctions with walls.

Small items such as refixing a slate or clearing a valley are dealt with on the day where it is safe and sensible. Anything larger is photographed and priced separately in writing, so nothing is done without your agreement.

Roof maintenance prices

The price depends on the size and type of roof, access and how often visits are needed, so we quote in writing after seeing the building. For a contract, the schedule and what each visit includes are set out up front. Call 07840 996627, Monday to Friday 8am to 6pm.

Roof Maintenance FAQs

Routine inspection and care, clearing gutters and outlets, and fixing small defects, so the roof does not reach the point of leaking.

Do you offer roof maintenance contracts?+

Yes, planned maintenance contracts for commercial roofs, with scheduled visits and photographic records.

How often should a roof be checked?+

It depends on the roof and its surroundings. Trees, flat roofs with outlets and older roofs benefit from more regular checks. We suggest a sensible schedule after the first visit.
