Detached roofs are not simply bigger, they are usually more complicated, and complication costs more per square metre than area does. Hips, valleys, dormers, garages tying in and two or three elevations of scaffold all add up before a single tile is ordered.

Why complexity outweighs area

A plain rectangular roof is quick. A hipped roof with two valleys, a dormer and a garage abutment involves cutting, forming and detailing at every junction, and junctions are where roofs leak. You are paying for the parts of the job that are not tiles.

Doing the outbuildings at the same time

If the garage or the porch is also tired, doing it while the scaffold and the crew are on site is far cheaper than a separate visit later. We price those as clearly separated options so you can take them or leave them.
