Almost always complexity plus access rather than pure area. Four elevations of scaffold, hips, valleys and a dormer will each add, and together they compound.
Can the work be phased?+
Yes, and on very large roofs it sometimes makes sense to do the worst elevations first. The trade off is paying for access more than once, which we set out so you can weigh it.
