Conservatory Roof Replacement Cost
As a guide from our own quoting, replacing a conservatory roof with a lightweight insulated solid roof typically costs £5,000 to £9,500 for a 3×3m lean-to, and £8,500 to £14,000 for larger Edwardian or Victorian shapes. Those figures include the structural check, frame strengthening where it is needed, and the option of a plastered internal ceiling. Below is what pushes a job towards either end of the range, and what you should expect a quote to include.
- 3×3m lean-to: £5,000–£9,500 guide
- Larger Edwardian or Victorian: £8,500–£14,000 guide
- Structural frame check included
- Frame strengthening included where needed
- Plastered internal ceiling option

What decides where your price lands
Shape. A lean-to has one slope and simple junctions. Edwardian and Victorian conservatories have hips, multiple facets and more ridge and valley detail, which takes more material and more time. That is the main reason the larger range starts where the smaller one finishes.
Size. Bigger roofs need more insulation, more tiles and more structure. Size matters, but it matters less than shape: a large lean-to can cost less than a smaller Victorian.
The frame and base. A solid roof is heavier than polycarbonate or glass. We check the frame, ring beam and base before quoting, and where strengthening is needed it is included in the figure rather than added on the day.
The inside finish. A plastered ceiling turns the room into a proper extension of the house. You can also add downlights or roof windows; a roof window adds to the price but brings back daylight.
What a proper quote should include
When you compare prices, check each quote covers the same things: removing and disposing of the old roof, the structural check, any strengthening, the new insulated roof system, guttering, the internal ceiling if you want one, and making good afterwards. A cheap quote that leaves out the frame check or the ceiling is not really cheaper.
Our quotes are written, free and itemised, so you can see exactly what is in the number. A solid roof also normally needs Building Regulations approval, and we handle the Building Notice as part of the job.
Repair or replace?
People searching for conservatory roof repair prices are often dealing with a leaking seal, a slipped panel or a failed gutter. Small faults like that can sometimes be repaired, and we will say so. But if the roof is too hot in summer, too cold in winter and the panels are discoloured, repairs will not change how the room feels. That is when replacement is worth the money.

Conservatory roof cost FAQs
How much does conservatory roof replacement cost?+
As a guide from our own quoting, a lightweight insulated solid roof on a 3×3m lean-to typically costs £5,000 to £9,500, and larger Edwardian or Victorian conservatories usually cost £8,500 to £14,000. Your written quote confirms the exact figure after a survey.
How much does a tiled conservatory roof cost?+
A tiled, tile-effect solid roof falls within the same guide ranges: £5,000 to £9,500 for a 3×3m lean-to and £8,500 to £14,000 for larger shapes. We do not price per square metre for these because the frame check, ceiling and shape affect the figure more than area alone.
How much does a solid conservatory roof cost in the UK?+
Prices vary across the country, so the honest answer is the figures we quote in the North East: £5,000 to £9,500 for a typical 3×3m lean-to and £8,500 to £14,000 for larger Edwardian or Victorian conservatories.
Is the frame check included in the price?+
Yes. Our guide figures include the structural check and frame strengthening where it is needed. We will not fit a solid roof to a frame, beam or base that cannot carry it.
Is a cheaper glass or polycarbonate replacement possible?+
Swapping like-for-like panels can cost less, but it keeps the same problem: too hot in summer, too cold in winter. Most people replacing a conservatory roof are doing it to make the room usable all year, which is what a solid insulated roof is for.
