Roof Valley Repair Cost

A valley carries the water off two roof planes at once, which makes it the highest volume, highest velocity part of the roof. It is also where roofers of a certain era used a cement fillet instead of a lined gutter. Valley work is priced by length and by how much of the boarding underneath has already gone.

Why valley leaks do the most damage

Valley water goes into the structure rather than straight onto a ceiling, so it is often months or years before anyone notices. By then the valley boards and the rafter ends either side are soft, and what would have been a straightforward reline becomes carpentry as well. Early valley work is the cheapest roofing money you will spend.

Cement fillet valleys

Very common on interwar and post war houses across the patch. The fillet cracks, water gets under it, and the crack is invisible from the ground. If your house has mortar valleys and is over fifty years old, that is worth a look even without a symptom.

What we do differently

We strip the full length rather than patching the wet metre, because a valley half relined has a joint in the worst possible place. Boards get replaced where they flex underfoot, not just where they look black.

Can a valley be patched?+

A localised split in otherwise sound lead can be dressed and welded honestly. A cracked cement fillet cannot be patched in any way that lasts, because the crack is movement, and movement carries on.

How do I know if my valley is leaking?+

Look in the loft where the two roof planes meet. Dark staining on the valley boards, damp rafter ends, or daylight along the line are all clear signals. From outside, moss and standing debris in the valley usually means water is not clearing.

Does a valley repair need scaffold?+

For anything more than a short low level valley, yes, because it is sustained working at a slope junction. We price the access with the job.
