Slipped and Missing Tile Repair Cost

A slipped tile is the cheapest job on this site and the most commonly misread. The tile is rarely the problem. The problem is the fixing, and once fixings start failing on a roof of a certain age they carry on failing, one gale at a time. Here is what the repair costs and how to tell which of the two situations you are in.

Why tiles slip

Nail fatigue is the main cause on roofs over about forty years old, followed by batten rot at the eaves where wind driven rain has been getting past a tired underlay, followed by simple storm lift on an exposed elevation. Three different causes, three different conversations about what comes next.

One tile or a pattern

If a single tile has gone on an otherwise tidy roof, it is a repair and nothing more. If we can see several tiles sitting proud, mortar dust in the gutters and daylight through the underlay from inside the loft, that is a roof telling you it is near the end, and we will say so rather than book you in every autumn.

Matching old tiles

Discontinued profiles are the usual complication, particularly on interwar concrete pantiles. We keep salvaged stock and can usually match rather than leaving a bright new tile in the middle of a weathered roof.

Can I just leave a slipped tile?+

For a few weeks in dry weather it is unlikely to hurt. Through a North East winter the exposed underlay takes wind driven rain, degrades, and the small job becomes a batten job. It is worth doing before the weather turns.

Do you need scaffold to refix one tile?+

Usually not. Most single tile refixes are a ladder or tower job. If the tile is high on a steep elevation or over a conservatory, we will price access properly rather than take a risk.

Why did the tile slip after a dry spell rather than a storm?+

Corroded nails fail under their own load, not just wind. That is why slipped tiles often appear on still days on older roofs, and it is a stronger signal of general nail fatigue than a storm loss is.
