Bungalows surprise people. The house is smaller so the roof feels like it should be cheaper, but a bungalow puts its entire floor plan under one roof, so the covered area is often close to a two storey semi. What you save is on access, and on the disruption a lower roof causes.

Where the savings actually are

Scaffold on a single storey is cheaper and quicker to erect, materials go up more easily, and the programme is usually shorter than the same area on a two storey house. That is a genuine saving and it is why a bungalow rarely costs what its roof area alone would suggest.

Hips, and why they add

A great many bungalows are fully hipped, which means four planes, four hip lines and a lot of cut tiles or slates. Hip detailing is skilled work and dry fix hip systems are worth specifying, because mortar bedded hips wash out on exposed plots.

Ventilation and cold lofts

Bungalow lofts are large, shallow and often over insulated at the eaves, which chokes the airflow and produces condensation that looks exactly like a leak. We check ventilation as part of every bungalow survey and fit eaves and ridge ventilation as part of a re-cover where it is needed.

Planning ahead for roof lights

If a loft conversion or roof lights are on the horizon, say so at the survey. Positioning trimmers and forming openings while the roof is stripped costs a fraction of what it costs afterwards.

Why is my bungalow roof as expensive as my neighbour's semi?+

Because the covered area is similar. All the floor space sits under one roof rather than being stacked, so you are buying a comparable quantity of covering, underlay and batten.

Do bungalows need scaffold?+

For a full re-roof, yes, but it is a single lift and considerably cheaper than a two storey set up. Small repairs at that height can often be done from a tower.

Is condensation in a bungalow loft common?+

Very. Large shallow lofts with blocked eaves ventilation are the classic case, and it is regularly mistaken for a roof leak. Ventilation work is cheap compared with chasing a leak that is not there.
