Chimney & Abutment Lead Flashing — Washington

Failed flashing shows up as a chimney-breast stain or a slow drip at an extension abutment — usually two or three winters after the last "quick fix". Proper Code 4 dressed into a chased joint and pointed with sand:cement doesn't come back for decades. We're regularly on roofs close to the A1(M), out around Nissan Sunderland Plant, through Concord and Sulgrave.

  • Code 4 or Code 5 lead as the location demands — no thin turn-up stuff
  • Chased into a fresh mortar joint, not silicone-glued to the render
  • Stepped, soaker and back-gutter details all dressed by hand
  • Sand:cement pointing finish, not mastic
  • Old lead recycled and credited off the invoice where the weight justifies it
  • Patination oil applied to prevent white-carbonate staining on new lead

Code 4 vs Code 5 vs Code 6

Code 4 (blue) for standard cover flashings, soakers and short back-gutters. Code 5 (red) for longer runs, exposed elevations and anything a person can walk on. Code 6 (black) for parapets and valleys with heavy flow. We spec by location, not by rule of thumb. Inland but exposed — the open plateau between the A1 and A19 catches strong, dry south-westerlies. We still spec stainless clips on exposed elevations.

Can you just point the mortar rather than re-lead?+

Only if the lead itself is sound and it's only the joint that's failed. Nine times out of ten the lead has hardened and cracked too — a fresh point over cracked lead lasts one winter.

How long does new lead flashing last?+

30–50 years for Code 4 in a normal exposure. Longer with patination oil applied at install to stop the initial white staining that runs onto tiles below.
