Disused Chimney Removal — Washington

Half the "chimney leaks" we're called to in Washington are stacks the customer no longer uses. Once we cost repointing, re-flaunching, new flashing and a cowl, removal is often cheaper — and never needs looking at again. We're regularly on roofs close to the A1(M), out around Nissan Sunderland Plant, through Concord and Sulgrave.

  • Full scaffold to the ridge; safe brick-by-brick take-down
  • Rubble bagged and lowered — no bricks thrown down or dropped in the garden
  • Gallows bracket or structural steel to support retained breast below
  • Matched tile or slate infill — reclaimed where the roof is old
  • New underlay and battens local to the infill
  • Building-regs notice and structural sign-off included

Full removal vs stub

Full removal takes the stack to below roof line and infills. Stub removal leaves it just below the ridge with a cap — cheaper but you still see it. Full removal is our default because it never needs revisiting. Outside conservation areas removal below the roof line is normally permitted development.

What happens internally

The breast below usually stays — knocking it out fully is a bigger structural job (RSJ into party wall). Most clients leave the breast, plaster over the old opening and gain a chimney-breast-shaped alcove.

Do I need planning permission?+

Not usually — chimney removal below the roof line is normally permitted development. In a conservation area or on a listed building it does need consent. We check on the survey.

Scaffold day one. Take-down day two. Structural infill and tile match day three. Scaffold down within the week.

Will the tile infill match the rest of the roof?+

On a modern concrete-tile roof, yes — same tile ordered new. On an old clay or slate roof we source reclaimed to match age and colour — that's part of the quote.
