Ridge & Tile Vent Installation — Tynemouth

If your Tynemouth loft smells musty, or your rafters are black-spotted, ventilation is the answer. We add either eave vents (over-fascia strips), tile vents mid-slope, or a ventilated ridge — the right combination depends on the roof. We're regularly on roofs close to the A1058 Coast Road, through Cullercoats and Preston Village.

Signs your Tynemouth loft is under-ventilated

Black mould spots on the underlay, damp-smell in the loft hatch, moisture beads on the felt on a cold morning, staining running from the eaves onto the ceiling below. Any one of those means airflow is failing. Some of the strongest coastal exposure in the region — gales here regularly lift loose tiles within five years of last bedding. Coastal air already carries more moisture — under-ventilated coastal lofts show condensation faster than inland ones.

What we install and why

Every roof needs air in low (eaves) and out high (ridge). If the ridge is bedded solid we add a ventilated dry-ridge system. If the eaves are sealed we retrofit an over-fascia vent. Tile vents fill in gaps on hips where there's no ridge.

Typical semi with over-fascia vent and dry-ridge conversion: £700–£1,400 depending on scaffold. Individual tile-vent additions from £150 each fitted.

Will this stop black mould in the loft?+

Yes, provided the underlying source is condensation (not a roof leak). We check with a damp meter first so we're fixing the actual problem.

Is a mechanical fan (PIV) needed as well?+

Sometimes — if the house has severe living-space condensation, a PIV unit in the loft complements roof-side vents. We flag it if we see it; we don't force-sell it.
