Whitley Bay Lead & GRP Valley Replacement

Nine out of ten roof leaks that people describe as "somewhere in the middle of the roof" are valleys. Water sheets down two pitches and concentrates in the valley — if the detail is failing, that's where you'll see it. Whitley Bay bays and dormers are particularly prone. We're regularly on roofs close to the A19, out around Whitley Road retail, through Monkseaton and Earsdon.

  • Code 5 lead as standard for domestic valleys
  • Dry-valley GRP or plastic trough where the client prefers a modern detail
  • Tile-and-a-half cut and clipped at the valley edge (not just mortar-bedded)
  • Underlay taken through the valley continuously — no cut-and-lap under a lead flow
  • Stainless valley clips on exposed pitches
  • Old lead recycled and credited off the invoice where worth doing

Never mortar over a valley

It's the most common bodge we're called to. Mortar bedding into the valley run itself blocks flow, cracks in a year and pushes water sideways under the tiles. If you've been sold that as a 'repair', we can put it right properly. Direct exposure to the North Sea means rapid lead and zinc oxidation — flashings rarely survive past 20 years here without inspection. In coastal streets we spec stainless clips and add wind clips to the tile courses either side of the valley.

Signs a Whitley Bay valley is failing

Damp patch on the ceiling below a room-in-roof, staining on a bedroom wall where an internal wall runs under the valley, moss build-up in the valley itself (nothing draining), or a visible crack or lift in the lead when you look up from ground level.

Can you patch a valley or does it need full replacement?+

Small localised cracks in Code 5 lead can be patched with lead-burn or a lead-flash patch. Anything longer than about 300mm we recommend full replacement — patching a whole run is more work than replacing.

How long does a valley replacement take?+

Single valley (bay or dormer): half a day plus scaffold day. Full valley on a large hipped roof: 1–2 days. Scaffold usually 1–3 days depending on access.

Will the tiles either side get damaged?+

Any that break during removal get replaced from stock — we always allow reclaimed tiles to match age. Included in the quote.
