Roof Cost for a Semi Detached House

The semi is the reference property for every range on this site, because it is the most common house type across our patch and the easiest to compare against. If you know your covering and roughly how complicated your roof is, you can place yourself within a few thousand from this page alone.

What a standard semi means here

A three bedroom two storey semi, trussed or cut roof, a simple front and rear plane, one chimney, and vehicle access to at least one side for the scaffold. Anything that departs from that moves within the range rather than outside it.

What pushes it to the top of the range

Dormers, a rear extension roof tying in, a second chimney, valleys, an unusually steep pitch, and a roof that turns out to need substantial timber work once it is stripped. The first five are visible at survey and get priced properly, the last one is why the timber rate goes on the quote.

The neighbour question

Semis share a party wall and often a continuous roof plane, so the junction detail matters and your neighbour will notice the scaffold. We form the boundary detail so it stands alone, and quite often the other half of the pair books in afterwards, which we can sometimes reflect in the price.

Post war semis specifically

Large parts of the estates around Washington, Killingworth, Cramlington and Peterlee are post war semis with original concrete tiles reaching the end of their service life at the same time. Battens and nails are usually the reason, and re-covering in modern concrete tile with a dry fix ridge is the common answer.

Should we do both halves of the pair together?+

If both roofs are the same age and both are tired, doing them together shares the scaffold and gets a cleaner junction. It needs two households to agree on timing, so it is not always practical, but it is worth asking the question.

How long will we be without normal access?+

The scaffold is up for the duration, typically about a week including striking on a standard semi. The house stays fully usable throughout and we keep the drive and paths clear at the end of each day.

Is dry fix ridge worth it over mortar?+

Yes. Mortar bedded ridges are the single most common re-visit we get on otherwise sound roofs. Mechanically fixed dry ridge systems do not wash out, and they ventilate the ridge line at the same time.
