New Roof Cost, Broken Down
Most cost articles online are written by lead sellers, not roofers, and it shows in the numbers. This page takes the same job, a full strip and re-cover, and shows you where the money goes: materials, labour, scaffold, waste, and the structural work that only appears once the old covering is off. Read it as a way of checking any quote you have been given, including ours.
- Materials are typically a third to a half of a re-roof price
- Scaffold on a standard two storey house is a fixed cost, not a percentage
- Skips and tipping are a real line item on a strip, not padding
- Rotten batten and spar ends are the most common on site variation
- Free survey and a written quote by email before anything is booked

New roof cost, common questions
Is a new roof cheaper in winter?+
Not meaningfully. Materials cost the same and winter days are shorter, so if anything the programme stretches. We do book work through the winter and it is often easier to get a date.
Will a new roof add value to the house?+
It removes an objection more than it adds a premium. Buyers and surveyors flag a tired roof, and a documented recent re-roof with a guarantee takes that off the table at the negotiation stage.
Do I need planning permission for a new roof?+
Not for a like for like re-cover on a normal house. If you are changing the covering materially, in a conservation area, or on a listed building, that changes and we will say so at the survey.
What guarantee comes with a new roof?+
Workmanship guarantee from us plus the manufacturer guarantee on the covering and any membrane system. Both are stated on the quote before you commit, not afterwards.
